Non-QM · Self Prepared P&L

Self-prepared P&L

Qualify on a profit-and-loss statement you prepare yourself. No CPA, no tax returns.

You write the P&L for the last twelve or twenty-four months, sign it, and support it with business bank statements. The underwriter tests it against the deposits rather than taking it on faith.

It is the fastest of the self-employed programs because nothing waits on a third party — useful when you are in contract and the clock is running.

How it works

Three steps

01

Prepare the statement

Revenue, expenses, and net income by month. We send the template.

02

We reconcile it to deposits

The P&L and the bank statements have to tell the same story.

03

Underwrite and close

Three weeks is typical.

Questions

Asked on nearly every call

Does the P&L need a CPA signature?

Not for this program — that is the point. If you have a CPA willing to prepare it, the CPA-prepared version prices better and allows higher leverage.

What if my expenses vary a lot month to month?

Use twenty-four months instead of twelve. The average smooths out and usually qualifies more income.

Guidelines shown are typical for this programme and are not a commitment to lend. Overlays vary by investor and change without notice; your file is priced and approved on its own facts.
